Divorce is one of life's most stressful transitions. Selling a home in the middle of it can make an already difficult situation feel overwhelming.
Recently, I helped a San Francisco couple sell their home as part of a contested divorce. While both parties agreed the home needed to be sold, communication had largely broken down, and every decision had the potential to create more conflict.

The Challenge
When emotions are running high, selling a home becomes about much more than pricing and marketing.
The biggest challenge wasn't the real estate. It was creating a process that allowed everyone to move forward without adding unnecessary stress.
Rather than expecting the sellers to navigate difficult conversations together, I created a clear, organized communication plan so everyone stayed informed throughout the transaction. Recommendations were based on market data, not opinions, helping keep the focus on achieving the best possible outcome instead of revisiting personal disagreements. (The communication system also helped stave off shenanigans and pettiness.)
The Strategy
Preparation was everything.
We developed a detailed timeline, coordinated professional staging and photography, and launched a comprehensive marketing campaign designed to attract serious buyers immediately. I paid for everything branding, so we circumvented any "why pay for staging" fights.
Throughout the process, I remained a neutral resource, communicating clearly, coordinating with the appropriate professionals when needed, and keeping the transaction moving forward on schedule.
The Result
The home received strong buyer interest immediately after hitting the market.
It sold in just seven days with an all-cash offer and no contingencies, giving both parties confidence that the sale would close smoothly.
Just as importantly, there were no litigation-related delays to closing, allowing both clients to move on to the next chapter of their lives without the real estate transaction becoming another source of conflict.
What Sellers Can Learn
A divorce sale isn't simply about getting the highest price. It's about creating a process that protects everyone's interests while reducing unnecessary friction.
Every divorce is different, but having a Realtor who understands both the practical and emotional realities of these transactions can make a significant difference.
As a Real Estate Collaboration Specialist–Divorce (RCS-D), I work to keep the process organized, communicate clearly with everyone involved, and protect what is often a family's largest financial asset.
If you're considering selling a home during a divorce in San Francisco or the Sierra Foothills, I'm happy to answer your questions and help you understand your options, confidentially and without pressure.
Divorce doesn't always bring out the best in a relationship, but selling a home still requires people to work together. One of my strengths is helping clients stay in partnership long enough to accomplish that shared goal. By creating a clear process, reducing unnecessary conflict, and keeping everyone focused on the next step, I help my clients move forward with as much clarity and peace as possible.
